As we all know, the housing market is a fluid, ever-changing field that sees home prices rise and fall on a regular basis. If you are thinking about purchasing or selling a home, we have listed several factors that should help you execute the transaction at the perfect time.

When Selling

Know the Advantages of Each Season –
Although many people believe that the spring is the best time to sell, there are several factors that should be considered. We agree that the spring is certainly an ideal season to sell. With warm weather on the brink and children off from school, this is a time when many homebuyers look to strike. However, there are many times when buyers are interested in purchasing in the fall and may be in more of a hurry with school beginning and cold weather quickly approaching. It is important to do all the research and understand the positives and negatives of each season before putting your home up for sale.

Wait for A Seller’s Market – It is home selling 101 to sell in a seller’s market. When there are more people looking for homes than there are homes available, you have the advantage, and can more times than not sell your home for the price you wish. If you are in no real rush to sell your home, it may be a good idea to wait until the market is at your advantage.

When Buying

Make Sure You Are in Good Financial Standing – One of the most important pieces of advice that can be given may seem obvious, but it will ensure that you do not make a mistake and get yourself in a financial situation you cannot get out of. It is suggested that you meet with a financial advisor before looking for homes, to get a better understanding of your price range, while learning a few other tricks that can save you money throughout the purchasing process.

Wait For A Buyer’s Market – Conversely, when purchasing a home it is more advantageous to strike when there is a buyer’s market. When there are many homes on the market with very few interested buyers, you should be able to make counter offers and agree on a price that fits within your budget. In a buyer’s market, you may be able to buy a home that would normally be out of your price range or one in a neighbourhood that you did not originally consider.
